Tips To Make Your Home More Appealing To A Potential Buyer

If you're thinking about selling your home anytime soon, the words "home staging" and "curb appeal" should be in your thoughts already. These are two things that can make your home more appealing to a potential buyer and hopefully sell your home quicker. Before ever even putting your home on the market, there are things you should do to help add curb appeal to your homes exterior, as well as cleaning up the inside to aid in the staging process when it's time to put your house up for sale. See below for some helpful tips.

Curb Appeal

ā€‹1. Clean The Exterior

A lot of buyers will do a drive by from the street; if your house doesn't look good at first glance, they won't even enter the house for a better look, so cleaning up the exterior of your home is a must. Clean up the yard by getting rid of leaves and any other landscape debris and dispose of it properly (don't just leave it in a pile at the back of the yard). Trim back bushes, hedges and low tree limbs to help potential buyers a better view of your house from the street. Plant a few flowers to give your house a cheery look. When you're done with the landscaping, clean up the house itself. Clean the siding with a power washer to remove any mold or mildew. 

2. Touch Up Paint/Stain 

If your home has painted siding, it's time to touch up the paint anywhere necessary. Also touch up trim work if needed. If your home has a deck, touch up the stain or paint you have on it already. You can power wash the decking to give it a cleaner look, then just apply a clear sealer for a faster job.

3. Add Extras

To add a little extra curb appeal to your home, invest in a new mailbox, new house numbers and hanging flower baskets to make your home stand out a little more than your neighboring homes. Place a small bistro set on a front porch to make it a little more inviting to potential buyers.

1. Clean Out Excess

Now is the time to get rid of excess clutter around your home. No potential buyer wants to see a stack of mail, old magazines or an excessive amount of storage items stashed in the basement. Clean up anything you don't need by donating items, tossing things in the trash or moving them to a storage facility. Go room by room and begin the cleaning process. You should be able to see the room itself, without seeing too much clutter.

2. Paint

If your home has a lot of color to it, it can be difficult for a potential buyer to imaging their own things in your home. Paint every room in your home a neutral color. Stick with lighter neutrals such as cream, beige and grey. A neutral color pallet can also make your home appear larger. Repaint doors and trim work to really make them pop.

3. Remove Personal Items

Try to remove as many personal items as possible from view. This means get rid of family photos on the walls, shelves and tables. Try to leave out some neutral decor, but not too much that it feels cluttered. Also remove items such as your bottle cap collection or vintage button collection. 

Adding curb appeal will help get a potential buyer in the door. Home staging will help a buyer to imagine their things inside of your home. These two things are a must when selling your home.
