You can also research to see what homes that are comparable to yours are priced for when they are being put up for sale. That will give you a good idea as to what you should price your house at. You will get a nice price range that way. Be prepared to lower your price as necessary. 

Proper Advertising

You can't just put a for sale sign up on your lawn. Not enough people are going to see it. If you are going to sell on your own, you aren't going to get to be able to take advantage of the networks that realtors have. That means that you are going to have to do a whole lot of work. You will want to print out flyers that you can put in a number of places. You will also want to advertise in the papers and various websites that have classified ads. That will help reach a wider audience. You will also want to make sure that you post signs on telephone poles and any other place you can. 

An open house is also an important part of your advertising plan. If you are going to do an open house, make sure you have plenty of signage up with the date, time, and address clearly listed. Have flyers or pamphlets printed up so that anyone who wants one can take it to get more information about your house. Make sure the information is clear and precise; short bullet points are going to be your friend.
