When you're looking to buy a house, your real estate agent will help you navigate any potential pitfalls and steer clear of disaster. However, there are some things that clients do that can make negotiations harder than they need to be. Here are three things real estate agents wish prospective house buyers wouldn't do.

Being Too Particular

Yes, you should absolutely be in love with the house you buy; it's a lot of money, and it's likely the largest financial investment you will ever make. You won't find "the" perfect home, though. Every house will be lacking in something you want, whether it's a block too far from the metro station or a closet that is not quite large enough. Narrow down what your absolute "must-haves" are, and then be willing to compromise a little on the things that don't matter quite as much. Many prospective home buyers have lost out on great houses by being too nitpicky. They insist the realtor show them dozens of homes, and then decide one of the first ones was good, only to find it has sold. Be realistic, and you'll avoid disappointment.

Being Close-Minded

Your real estate agent knows exactly what is on the market, and they know what the market is doing. If the agent suggests you look at a great home at a great price that is in an equally good school district, but not the exact one you wanted, be willing to go take a look. Looking doesn't require a commitment on your part, and your agent may be opening you up to a whole new world of possibilities. Many times, clients find their agent can help them get more house than they ever thought possible simply by being open-minded to new ideas.

Being Indecisive

Yes, most people look at more than one house before they settle on a home, but if you come along one that meets your needs early in your search, act on it. Otherwise, you risk other people putting in an offer, and this could potentially create a bidding war. Some homes are listed below market value for this very reason, particularly if it is in a desirable neighborhood or has some other sought-after feature. Trust your real estate agent if they feel the market dictates a quick response, and make an offer. It doesn't mean you can't look while you wait or further negotiate the terms.
