3 Things Your Real Estate Agent Wants You To Avoid When Staging Your Home To Sell

Posted on: 25 October 2017

When you decide to sell your home, you are most likely placing your trust in a real estate agent to get your home sold in an efficient and profitable manner. Unfortunately, some sellers do not listen to the advice of their agent when it comes to staging their home. A clean and organized home that is properly staged is imperative for attracting potential buyers. With this guide, you will learn a few things that your agent wants you to avoid when staging your home.

The Presence of Pets

Your pets are most likely members of the family, but they should not be in the home when you are showing it to a potential buyer.

When scheduling showings, make plans for your pet. Ask a neighbor or friend if you can bring your dog or cat to their home during a showing. If you plan on showing your house multiple times over a weekend, consider boarding your pet for a few days.

Birds, rabbits, hamsters, and reptiles should be removed from the home during a showing as well. While your pets and their belongings may be clean and tidy, potential buyers will associate your home with the sight, sound, and smell of your pets.

Having Cluttered Closets

You probably know that your home should be clean before showing it to potential buyers, but cramming your belongings into the closets is not going to help your home sell any faster.

During the cleaning and organizing of your home, agents recommend spending a good portion of time cleaning and decluttering the closets.

Potential buyers want a home with a good amount of closet space. If your closets are full and cluttered, a potential buyer will believe there is inadequate storage space.

Closets that are more than two-thirds full will not be appealing to buyers. Remove items that you do not use regularly and organize items you will keep in your closet using decorative baskets and containers.

Having Personal Belongings Lying Around

In most homes, personal items will be scattered on tables, dressers, and countertops. These items may be pulled out of pockets and handbags when you and other family members arrive home.

Before a showing, you should clear away all of these personal belongings. Buyers need to see a home that they can envision themselves in, but your personal items will stand in the way of this.

Make sure to store keys, wallets, cell phones, cigarette packs and lighters, cash, loose change, and other personal items out of the way before a showing. Backpacks, handbags, hats, jackets, and shoes should also be stored away in a closet as opposed to on a countertop, chair, or table.

Staging your home to sell does not have to be stressful if you listen to the advice of your agent. By clearing these items out of the line of sight, buyers will find your home more appealing.
