However, if you market things properly and know how to get your undeveloped real estate before the right people, you may be able to land a quick sale. Market your real estate property as a desirable homestead. 

Homesteading life is something that is getting a lot of attention from people looking to go back to simpler ways of living at home. Homesteaders do not need a piece of property that has all the modern features like electricity and running water. Many of the people interested in building their own homestead desire to live in a self-sustainable way, which means they may not even need to rely on public utilities at all, and it won't matter if a piece of land is not developed. 

Check with commercial developers to find out if they are interested. 

Commercial developers are constantly on the lookout for undeveloped land that they can pick up for an affordable price, especially if the land is several acres in size. If you are having problems finding a private party who is interested in the land for residential purposes, it can be well worth getting in touch with land developers in your area to see if they may be interested. This is especially true if the property is located in an area that would be a good business location or would be a desirable suburban neighborhood. 

Highlight the most desirable attributes of the property. 

Just because a tract of land is not developed, it does not necessarily mean that it is unattractive in every way. There can be specific attributes that will make the property desirable in the eyes of prospective buyers, regardless of what it is they plan to do with the property. For example, if the property joins government wildlife areas, this can be something worthy of highlighting in a listing. Likewise, if the property is mostly cleared of timber, this is something some buyers will prefer. The better job you do of highlighting the good points about the land, the more likely it will be that you attract buyers quickly.
