The location is extremely important

The office space you find should have a location that is going to work for you. In order to determine what would be a good location for your office, you have to consider some things. You want to determine if any portion of your business will be reliant on walk-in customers. If so, then you want a location that can be easily seen and accessed from the street. If not, then you can choose an office that's not quite so visible in order to rent a place that costs less.

Another consideration is parking. You want an office space that has convenient parking and enough parking for the number of employees and customers you can have in the office at one time. 

The size of the office is important

When you are looking at office spaces, keep in mind that you want an office that meets your current need for space, and that also allows for growth — this is especially important if expansion is in your business plan. For example, if you would like to add a certain number of desks to your office in the first few years, then look for a space to rent that accommodates that growth. You will not want to relocate soon so it's important to consider these things. 

The cost of rent needs to be right

Once you have gone over the figures, you want to make sure you don't let your desire for a certain location lead you to rent it when it's out of your price range. If you decide you really want to rent an office space that is a bit out of your price range, you can go over your figures again and see if there are any compromises you can make to come up with the extra money. But, you need to make sure you don't get in over your head on rent because this will put too much pressure on you when opening a new office that will need some time to grow.
