Construction

While both of these types of homes are built in factories, the way that they are manufactured is quite different. A modular home is going to arrive in individual pieces that are put together on site. Manufactured homes have come a long way from what they used to look like many years ago. That's because manufactured homes these days must conform to building codes that were not enforced in the past. A modular home is going to be attached to a permanent foundation when the home is put together on site. This means that the home is completely unmovable, even though it arrived already constructed. A manufactured home is not attached to a permanent foundation, and it can be moved in the future. However, the more a manufactured home is in one location and settles, the harder it will be to actually move the home without causing damage. If the home was recently constructed, you'll have an easier time moving the home.

Resale Value

A manufactured home can gain value if thought is put into where the home is located. If you own the land that the manufactured home is located on, you can see the home increase in value when it comes time to sell it. It can be harder to sell the home at a profit if the land it is on is rented. A modular home is going to be easier to see an increase in property value due to the nature of it being on a permanent foundation and the overall look of the property.
