During these conversations, your agent will ask you a lot of questions -- mostly about your home, when you need to move, and what you hope to get out of the sale, financially. Answering these questions is important, but you should also make sure you ask your real estate agent some questions at this stage, too. Here are some key questions to ask.

Who will take the photos and videos?

These days, you can't sell a home without plenty of good photos. Many people browse photos of homes online and only show up in person to the homes that catch their eye in online listings. Ask your agent if they have a good contact for a real estate photographer. Review this person's work, and make sure you're happy with what you see. Your agent may even send you a couple of photographers to review and choose from.

Is making little updates worthwhile?

Often, homeowners assume that it's always worth making little updates to the home, such as replacing cabinet hardware and worn switch plate covers. But there are times when it's not worth doing this work. In a really competitive market, for instance, it might not matter. Or, if your home is a fixer-upper, the buyer may make other big changes that make these small ones not worth making. Always ask your agent before making an update; you may save yourself money and time.

What pricing strategy do they recommend?

Sometimes, an agent will recommend pricing a home low so you get more offers and can set them against each other. Other times, the agent will recommend pricing a home higher and letting buyers make offers under the listing price. Ask what strategy your agent recommends so you know what to expect when the home hits the market. It can otherwise be surprising to hear, at the last minute, that the listing price is lower than you would have assumed.
