Real estate companies hire maintenance technicians to maintain properties for renters. Maintenance tech jobs provide a competitive salary and an ever-changing work environment. The job also teaches the technician useful tasks that they can apply at their own home. Since maintenance requests vary from day to day, employees may wonder what to expect. Learn about some of the most common tasks performed by maintenance technicians.

1. Landscaping

A maintenance technician will tend to the property's landscaping based on a schedule. Some of the landscaping tasks a maintenance tech may do include:

  • Mowing the lawn
  • Weeding
  • Planting plants
  • Trimming bushes and trees
  • Maintaining water fixtures
  • Shoveling sidewalks
  • Applying salt

2. intermediate Appliance and Plumbing Repair

Every property needs a maintenance technician on call in case of an emergency. Tenants will call at any time of the day or night for repairs to their appliances and plumbing systems. Maintenance technicians can handle most tasks, such as drain cleaning and replacing a broken fan in a refrigerator. However, advanced tasks may require a professional based on the laws in your area. For example, most states require a plumbing license to repair underground pipes or install a new HVAC system.  

3. Change Lightbulbs

Residential and commercial properties have lightbulbs in common areas and exterior lights. Tenants only assume responsibility for the lightbulbs inside their rental, so a maintenance tech must manage the rest of the lights. Most management companies have maintenance staff stick to a schedule of replacing all of the lightbulbs once every couple of years. Energy-efficient lightbulbs last longer than incandescent lightbulbs, meaning they don't need to be replaced as often.

4. Maintain Heating and Cooling Systems 

All modern buildings have a heating and cooling system, including water heating. These systems require regular maintenance to operate efficiently and extend the unit's life expectancy. Heating and cooling maintenance include cleaning or replacing filters, cleaning components, tightening connections, and inspecting the unit. Typically, heating and cooling maintenance is performed once a year. 

5. Repairing Structural Damage

Sometimes accidents happen inside of a rental, such as a hole in the drywall or a broken window. The tenant is responsible for the cost in most of these cases, but the maintenance person still does the repair. 

The best candidates for maintenance technician jobs love working with their hands and love doing different tasks every day. The job offers security and a sense of accomplishment, but there may be after-hour requirements.
