A home that is newly built has never been lived in, which can be a perk in itself. However, there are actually several other reasons to buy a new house. 1. The home will be built to modern energy-efficiency standards 

Energy-efficiency standards are updated frequently over the years because the engineering knowledge and innovative ways a home can be more efficient are always changing. Therefore, even if you buy a used home that is just a few years old, the house may not be as efficient as a brand-new home that was just constructed. This means that buying a new construction will likely mean lower costs for energy usage. 

2. The home will have several components still under warranty 

From the home's HVAC system to any included appliances, everything in the home is new. Therefore, you can expect that many parts of a newly constructed home will still be under warranty. In many cases, the building materials used to build the home will even be under warranty. For example, the insulation that is used to fill the walls or the siding that class the exterior may be under warranty.

When you buy a used home, you can be facing a considerable wait time before you can move in. If the house is lived-in, the current resident has to be given time to vacate. With a new home, you are the only person who has ever lived at that address. Therefore, you get a wholly fresh start.
